Security Systems for Manhattan Buildings and Businesses

Most Manhattan jobs start at the front door. A lobby needs to know who is buzzing, who has a fob and what the camera saw, and a suite or a shop needs the same answers one floor up. These six systems cover it.

Access control

Card, fob, phone and PIN credentials for lobbies, suites, stockrooms and service doors, with a log of every entry and schedules by tenant or shift.

Access control

Video intercoms

Entry panels that show the visitor’s face and ring a resident’s phone or apartment station, replacing worn-out audio buzzers in walk-ups and co-ops.

Intercoms

CCTV and cameras

IP camera systems for lobbies, mailrooms, stairwells, sales floors and sidewalks, recording to an on-site NVR you can watch from a phone.

CCTV installation

Alarms and monitoring

Intrusion sensors on doors, gates and windows with a 24/7 central station that verifies each alarm before dispatching police.

Commercial alarms

Intercom and access repair

Service calls for buzzers that stopped ringing, doors that will not release and readers that reject valid fobs, including systems another company installed.

Intercom repair

Biometric doors

Fingerprint and face readers for server rooms, pharmacies and records rooms, on the same controller and permission list as your card readers.

Biometric access

Access control

Access Control Installation for Manhattan Offices, Co-ops and Shops

In Manhattan, keys tend to multiply: one for the street door, one for the suite, one for the stockroom, plus copies nobody can account for.

An access control system puts all of those doors on one permission list. A new hire gets a card or a phone credential on day one, a departing tenant loses access from the dashboard, and the log shows who opened the mailroom at 2 AM.

We install controllers from Keri Systems, Rosslare, Paxton and Brivo, sized from a single suite door to multi-floor offices. In Midtown and Financial District towers where the base building already runs a card system, we wire the suite doors on your side and keep the two systems apart, so your office controls its own credentials.

Where readers go in a Manhattan building

  • Street door and inner vestibule door of co-ops, condos and rentals
  • Mailrooms, package rooms, bike rooms and laundry
  • Office suites on floors shared with other tenants
  • Stockrooms and back doors of shops and restaurants
  • Medical suites with restricted records and supply rooms
  • Elevator floors, roof doors and parking garage gates

Intercoms

Video Intercoms for Walk-Ups, Co-ops and Townhouses

Many Manhattan walk-ups still run on audio buzzers wired decades ago, and replacement parts for them are getting hard to find.

We replace them with video entry panels from Aiphone, ButterflyMX, Akuvox and Comelit. Residents see the visitor and open the door from an apartment station or a phone app, so a delivery can be let in while they are at work. Where the old wiring is usable we reuse it, which keeps hallway work to a minimum in occupied buildings.

For brownstones and townhouses, a single-family video intercom at the stoop pairs with a camera over the areaway door and an electric strike, all on one app.

  • LobbyVideo entry panel

CCTV

CCTV Installation for Manhattan Storefronts and Lobbies

We plan each camera around the footage you would hand to the police or your insurer, then size the recorder for the number of days you need to keep. Cameras run on PoE cable, and you or your managing agent can watch live and pull clips from a phone.

  • Storefronts under sidewalk shedsBuildings over six stories go through facade inspections under Local Law 11, and the shed that follows can block a storefront camera for months. We mount under the shed or add a second camera so the entrance stays covered.
  • Lobbies and package roomsA lobby camera tied to the intercom records who was let in, and a camera over the package shelf settles most missing-delivery disputes.
  • Walk-up stairwells and roof doorsLow-light cameras on each landing and a contact on the roof door cover the routes intruders use in buildings without a doorman.
  • Offices and server closetsReception, suite entrances and the network closet on one recorder, with access limited to the people who need it.
  • Landmarked facadesIn historic districts, devices fixed to the facade may need approval from the Landmarks Preservation Commission, so we plan low-profile mounts and confirm the requirements with the building before work starts.

How a job runs

Paperwork

Certificate of insurance plus board, landlord or landmark approvals where the building requires them.

Installation

Handover

Testing with you, app setup, training for staff or the managing agent, and admin rights in your name.

Building rules

Manhattan Rules We Plan Around

Building policy and city rules decide where devices can go and when work can happen, so we sort them out during planning.

  • Board approvalCo-op and condo boards usually approve equipment in common areas and on the facade, often through an alteration agreement.
  • Insurance certificateManaging agents ask for a COI before any contractor starts. We provide ours in the form the agent requests.
  • Work hoursMany buildings allow contractor work only on weekdays during set hours, with freight elevator use booked ahead.
  • LandmarksFacade-mounted devices on landmarked buildings may need Landmarks Preservation Commission approval.
  • Maglocks and egressMagnetic locks must release for safe exit, with a request-to-exit sensor, an exit button and a fire alarm tie-in where the building has one.
  • Privacy lawsResidential buildings with smart access fall under the city’s Tenant Data Privacy Act, and businesses that collect biometric data must post a notice at the entrance.

Hired this company to move our intercom system from inside to outside and also to install a new magnetic door lock on the outside glass door. This company did a great job and did a professional installation. They even helped us set up the AxTrax software for free to help manage access for our key-fob system. Recommended!!

FAQ

Access Control and CCTV Questions From Manhattan Clients

How much does access control cost for a Manhattan office?

It depends on the number of doors, the door hardware and whether you choose on-site or cloud software. After a free walkthrough you get a quote priced door by door, so adding or dropping one shows up right away.

Can you replace the old buzzer system in our walk-up?

Yes. We install a video entry panel at the street door and connect each apartment to a station or a phone app. If the existing wires are in usable shape we run the new system over them to limit work in the hallways.

Do you work with co-op boards and managing agents?

Yes. We prepare a plan the board can review, supply our certificate of insurance in the form the managing agent asks for, and schedule work inside the building’s permitted hours.

Our storefront is behind a sidewalk shed. Can a camera still see the street?

Usually, yes. We mount a camera under the shed facing the entrance and, if needed, a second one inside the glass. When the shed comes down, the outdoor camera can be moved back to its permanent spot.

Do you install in landmarked buildings?

Yes. We keep facade devices small and easy to remove, and plan them with the building so it can seek Landmarks Preservation Commission approval when equipment is fixed to the exterior.

Can tenants open the front door from their phones?

Yes, with a cloud intercom such as ButterflyMX or Akuvox. The visitor rings from the panel, the tenant sees video on the phone and taps to unlock, and the building keeps a log of each entry.

What warranty comes with the installation?

A 3-year workmanship guarantee and a 12-month warranty on electrical components, both covering parts and labor.
